How the estimate works

Potential income is monthly rent plus other property income. The calculator subtracts the vacancy allowance from rent to estimate effective income, then subtracts recurring operating expenses to show net operating income. The mortgage payment is subtracted last to estimate cash flow.

What is not included

This is a planning estimate, not an investment valuation, mortgage qualification, accounting record, or tax calculation. It does not separate mortgage principal from interest or model income tax, CCA, acquisition and sale costs, appreciation, major capital work, irregular vacancies, financing changes, or province-specific rules.

Use realistic reserves

A zero maintenance or vacancy estimate may make a property look stronger than the operating experience will be. Use the property's history where available, review annual bills as monthly equivalents, and run a conservative scenario before relying on the result.
