Terms of Service

By creating an account, accessing DwellTrack, submitting a rental application, using a tenant portal, or browsing the website, you agree to these Terms of Service and our Privacy Policy.

If you use DwellTrack on behalf of an organization, business, property owner, or landlord, you represent that you have authority to bind that party to these terms.

• You must provide accurate account information and keep it current.
• You are responsible for safeguarding your login credentials.
• You are responsible for activity that occurs under your account.
• You must notify us if you believe your account has been compromised.

DwellTrack provides tools for managing rental operations. Landlords and property managers are responsible for the accuracy, legality, retention, and use of the landlord, tenant, applicant, lease, payment, maintenance, tax, and document records they enter or upload.

You must have any required consent, notice, authority, or legal basis before adding tenant or applicant information to DwellTrack or sending communications through the service.

• Do not use DwellTrack for unlawful, misleading, abusive, discriminatory, or harmful activity.
• Do not upload malware, attempt unauthorized access, interfere with the service, or bypass security controls.
• Do not use DwellTrack to harass tenants, applicants, landlords, or any other person.
• Do not submit false, inaccurate, or deceptive records or impersonate another person.
• Do not resell, copy, scrape, reverse engineer, or commercially exploit the service except as permitted by us.

DwellTrack may offer free, early-access, trial, and paid plans. Current pricing, plan limits, and included features may be shown on the pricing page or inside the product.

If paid plans are introduced or changed, we will provide reasonable notice where required. Fees, taxes, renewal terms, cancellation rules, and refund policies will be presented at checkout or in the applicable plan terms. Unless otherwise stated, subscription fees are non-refundable after the billing period begins.

DwellTrack provides software tools, templates, summaries, and workflow assistance. It does not provide legal, tax, accounting, financial, real estate, or professional advice. You should consult qualified professionals for advice specific to your situation.

We may update, modify, suspend, or discontinue parts of DwellTrack. We work to keep the service reliable, but we do not guarantee that it will always be available, uninterrupted, secure, or error-free.

DwellTrack, including its software, design, branding, workflows, and content, is owned by DwellTrack or its licensors. You retain ownership of data you submit, but grant us the rights needed to host, process, display, transmit, and back up that data to provide the service.

To the maximum extent permitted by law, DwellTrack will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, lost revenue, lost data, or business interruption arising from or related to use of the service. Our total liability for any claim will be limited to the amount you paid to DwellTrack for the service in the three months before the claim, or CAD $100 if you have not paid fees.

You may stop using DwellTrack at any time. We may suspend or terminate access if we believe you violated these terms, created risk for the service or other users, failed to pay applicable fees, or used the service unlawfully.
